April 2017 Maui Real Estate Statistics

Brief Maui Statistics Overview:

Page 4 – April’s Sales Unit Volume – Residential sales reflect the High Season’s closings with 97 homes sold while Condominium sales decreased to 116 units sold. Land sales increased to 18 lots sold in April.

Page 5 – April’s Median SALES prices – The Residential median price decreased to a more normal $671,000 after March’s high of $756,000 (highest since Sept. 2006). The Condo median price rebounded to $490,563. Land median price remained steady $404,750.

Residential Sales Reports for March 2017 & Q1 from Title Guaranty

The March and 1st Quarter Stats are in. Reports courtesy of Title Guaranty.

Median Sales Price of a Single Family Home is up 26.1% over last year to $770,000!

As you will see below, South Maui lead the way with over $94 MIL in Sales in March and $249 Million for the quarter.  Followed by West Maui with $51 MIL in Sales in March and $94 Million for the quarter.

March 2015 Maui Real Estate Statistics

The March 2015 Maui Real Estate Statistics from the Realtors Association of Maui showed a big increased in the median price of a home, to $627,500. This is up when compared to both the same month last year, and also 1 month prior. Additionally, the number of homes sold was also up. In March, 84 homes sold, compared to 70 in the same month a year earlier. Central Maui (March median price $465,918) and Kihei (March median price $591,500) districts had the most sales.

The median condo price was $442,500. There were 122 condos sold in March 2015, similar to the 127 sold in March a year earlier.

February 2015 Maui Real Estate Statistics

The February 2015 Maui Real Estate statistics from the Realtors Association of Maui showed the median Maui home price was $558,625 for the month. This # is very similar to the same month a year earlier ($560,000) and also the 1 month ago median ($577,000).

The February condo price has lunged forward, on the other hand, to a hefty $475,000 median. This is up sharply from $345,000 in February a year earlier, and also up from January this year ($378,000). Volume was also up a lot, even though it’s a short month, with 93 units sold in February compared to 83 a month earlier.

January 2015 Maui Real Estate Statistics

The January 2015 Statistics from the Realtors Association of Maui show that inventory of homes and condos is up compared to all the months in 2014. As of the February 8 report, there were 715 active or pending-continue-to-show homes for sale, where as in the prior 12 months, the number never surpassed 700. Similarly, for condos, there were 1,049 units active or pending-continue-to-show as of Feb 8, 2015, and in the prior 12 months, that # was in the 800s or 900s.

There were more homes sold in January (75) when compared to a month earlier (63) and also the same month a year earlier( (65).

The median Maui home price in January 2015 was $577,000, which was just $12,000 more than December 2014, but a bit under the $695,000 of January a year earlier.

June 2014 Maui Real Estate Statistics

June Maui Real Estate Statistics from the Realtors Association of Maui show that Year-to-Date, (YTD) the market median prices are up, however, June took a dip in its numbers compared to a month earlier. For Single Family Homes, the YTD median January through June is $575,000, compared to the same YTD period in 2013 when it was $539,444 (up 7%). This compared to the month of June’s median of $535,000, down from $599,000 in June 2013 and May 2014’s $540,000. Volume is pretty steady with 91 homes sold June 2014, compared to 93 in June 2013.

As for condos, the trend is the same with YTD 2014 January through June median at $422,750, compared to $373,000 in the same YTD 2013 (up 13%). June 2014’s condo median of $444,500 dipped from May 2014’s median of $472,000, but is up from June 2013’s $400,000. Volume dipped in June, with 94 condos sold compared to 125 in June 2013.

Inventory is generally higher than the latter 5 months of year 2013. As of July 10, 2014, there were 688 single family homes on the market, compared to only 591 in July last year. Condos is the same trend, with 868 units active July 2014, compared to only 788 in June a year ago. With higher overall prices, more sellers are putting their properties on the market.

May 2014 Maui Real Estate Statistics

The May 2014 Maui Real Estate Statistics show the median Maui home price to be $540,000 or a single family home. This number dipped from $583,000 a month earlier, and dropped from $549,000 in May a year earlier. Number of sales were down – 85 sold this May, compared to 109 homes sold in May 2013.

For condos, the median price is way up to $476,000 for the month of May. This is up from $403,500 in April this year, and up nearly $100,000 from May of a year earlier, when it was $380,000. The number of condo sales dropped to 116 this May compared to 139 in May of 2013.

April 2014 Maui Real Estate Sales Statistics

The April 2014 statistics from the Realtors Association of Maui show a median price of a home sold as $583,000 based off of 84 sales. This is a large increase compared to April a year earlier, when Maui’s median home price was $470,000 based on 79 sales.

For condos, the median in April 2014 was $403,500 on 136 units sold. This is also up from $370,000 in April 2013.

December 2013 Maui Real Estate Statistics + Year End Stats

Year 2013 was a good year for Maui real estate. The December 2013 statistical report from the Realtors Association of Maui showed there were 980 single family homes sold for the entire year for Maui County in the multiple listing service, which was a 4% increase from 938 sold in all of 2012. Price-wise, the median price increased 13% to $530,000 for all of 2013, compared to $470,000 in 2012.

For condos, there were 1,334 units sold in Maui’s MLS in year 2013, up 6% from 1,253 units sold in year 2012. Median prices were up a healthy 5% to $374,500, compared to $358,000 for all of 2012.

Land sales were improved with 218 land transactions closed, up 24% compared to year 2012, with a median price of $399,500 (up 14% compared to $350,000 in 2012).

For the month of December 2013, 76 homes were sold at a median price of $512,500, which was down from December 2012 when 84 homes sold at a price of $508,000.

December 2013 had 116 condo units sold, down from 142 sold in the same month a year earlier – and prices were also down to $365k for the month, compared to $376,000 in December a year earlier.

November 2013 Maui Real Estate Sales Statistics

The November 2013 Maui Real Estate Sales Statistics from the Realtors Association of Maui showed a median home price for the month of $522,400 based on 74 homes sold. This is slightly down from $545,000 median of the prior month, but up from the same month a year ago when it was $465,000, when more sales occurred (85).

For condo sales, the median was $350,000, with 96 sales, which was actually a drop in the number of sales and median price from both the month prior, and the same month a year earlier, when 100 condos sold at a median or $400,000.
