New Maui Lani, Wailuku Safeway Opens

The new 24-hour Safeway opened to the public on Friday, September 20th, 2013. The new Safeway is located at the corner of Kaahumanu Avenue and Maui Lani Parkway, across from Baldwin High School and the Maui Lani Kaiser. The newly constructed store is visually beautiful and large. On Friday night, the parking lot was full, the store was packed. It’s an exciting new presence in Wailuku, and will really fill a void. Most Wailuku shoppers had to drive all the way into Kahului for groceries and the only grocery store for many years had been Sack’n Save in Paukukalo, ever since Ooka had closed. Safeway will offer a more convenient option for those living in Kehalani, Wailuku Heights, Waikapu, and many parts of Kahului.  It has opened before the planned Foodland, which is expected to serve the same communities.

Maui to Molokai Canoe Race – Pailolo Challenge

Tomorrow I will participate in the Pailolo Challenge tomorrow, a 25-mile race in a 6-man canoe from Maui to Molokai. I will be on a mixed (female & male) crew from the Na Kai Ewalu canoe club. Our crew will consist of a max of 12 paddlers – eight of ours will be women. Last year 68 crews finished this race. It will be my first time to do a channel crossing in a canoe. We will have an escort boat to give a chance for paddlers to trade out shifts at half hour intervals. After participating in two years of Maui canoe regatta racing (MCHCA) that normally take place in Kahului Harbor or Hanakao’o Beach at Lahaina, and then doing a few “long-distance” races along the coastline of Maui this season (Maalaea to Lahaina, Maliko to Kahului Harbor and Makena to Kihei), I am excited to step things up and cross a channel from one island to another.

August 2013 Maui Real Estate Sales Statistics

The August 2013 Maui Real Estate Sales Statistics are out and prices continue to rise. The median home price on Maui for August was $585,000. For condos, the median was $420,000.

Low, low inventory is the continuing story. While July 2013 inventory for homes took a slight turn up, it appears to have been just a blip. Inventory is way low. As of September 9, 2013, there were 582 homes active or under contract, the lowest in at least 12 months. In September a year earlier, there were 661 homes by comparison active/pending.

As for condo inventory, it’s also the lowest # active/pending in at least 12 months. As of 9/9/13, there were 756 condos active or pending on Maui, compared to 917 at the same month a year ago.

With such low, low inventory and climbing prices, many Sellers are getting very aggressive on their asking prices. It’s continuing to be very challenging as a buyer to get a deal to work, unless you happen to be a buyer with all cash! You will continue to face competition from many other buyers and sellers who insist on a price higher than recent comps in their neighborhood.
